The short answer

Most Charleston crawl space encapsulation projects land in the range of several thousand dollars up to well into five figures, depending on the size of the space, the condition it is in and which parts of the system your home needs. A small, dry, fairly clean crawl space is at the low end. A large crawl space with standing water, heavy debris, active mold or structural damage is at the high end.

The tables below show planning ranges we use to help homeowners set expectations before an inspection. They are not a quote. Two homes with the same square footage can need completely different work, and the only honest way to price a crawl space is to look at it. Treat these as a starting point for budgeting.

Planning ranges for encapsulation

Encapsulation pricing is usually expressed per square foot of crawl space floor, because the liner, sealing and labor scale with the area. The range depends mainly on the condition of the space when we start. These figures cover a complete encapsulation: cleanout appropriate to the condition, a reinforced vapor barrier on the floor and walls, sealed vents and air gaps, and a crawl space dehumidifier.

Crawl space condition (encapsulation)Typical range
Dry and fairly clean$5–$8 per sq ft
Damp, some debris or old liner$6–$10 per sq ft
Standing water, heavy debris or visible mold$8–$12 per sq ft
Common add-onTypical range
Drainage and sump pump$1,800–$4,500
Foundation wall insulation$2,000–$5,500
Mold remediation and antimicrobial treatment$1,500–$6,000

As an example of how the numbers work, a 1,200 square foot crawl space that is dry and fairly clean would typically fall around $6,000 to $9,000. The same size with dampness, debris or an old failed liner would typically fall around $7,800 to $11,400. A space with standing water, heavy debris or visible mold would typically fall around $9,600 to $14,400 before any structural repair.

Try the estimator

Adjust the size, choose the condition that sounds closest to your crawl space, and add any extras you expect to need. The result is a planning range, not a quote.

Planning range only. The real number depends on what the crew finds under your house.

What drives the cost

Size of the crawl space. More floor, more wall, more piers and more material. Size is the biggest factor.

Condition when we arrive. A clean, dry space goes quickly. A space with heavy debris, old insulation, animal waste or standing water needs much more labor before any liner goes down. See crawl space cleanout.

Access. Tall, open crawl spaces with large access doors are easier to work in than tight spaces with low clearance, which slow the work and increase labor.

Water entry. If groundwater or storm runoff is reaching the space, drainage and a sump pump are part of the solution. See drainage and sump pumps.

Mold. Active growth on framing means cleaning, treatment and extra containment. See mold remediation.

Insulation. Closed cell spray foam costs more than foam board, and the amount of wall area matters. See crawl space insulation.

Dehumidifier size. Larger or leakier crawl spaces need larger units. See dehumidifier installation.

Structural repair. Rotted joists, damaged subfloor and failing piers are priced after inspection, because they vary enormously. See crawl space repair.

Foundation shape. Complex layouts with many piers, steps and offsets take more time to line and seal than simple rectangles.

Why encapsulation prices vary so much between companies

If you collect several quotes, you may see numbers that are thousands of dollars apart for the same house. That is usually not because one company is gouging and another is a bargain. It is because the quotes are not for the same job.

A low quote may use a thin liner, skip wall coverage, skip sealing the vents, leave out the dehumidifier, ignore drainage or plan to install over existing debris. A high quote may include premium materials, additional insulation, backup pumps or work that your crawl space does not actually need.

When you compare quotes, compare the scope line by line. Ask each company what thickness of liner they use, how the seams and walls are sealed, how the vents are handled, what size of dehumidifier is included and what the plan is for existing debris and insulation. A written scope makes the comparison honest.

What is not worth saving money on

Some savings are real and some come back to bite you later.

Liner quality and seam sealing. A thin, unsealed liner is the most common reason encapsulation fails.

The dehumidifier. A sealed space without drying still gets damp.

Fixing water first. Skipping drainage in a space that takes on water is paying for the work twice.

Cleanout. Sealing over debris and old insulation locks problems in.

Structural repair. Covering damaged framing delays the cost and increases it.

Where you can reasonably save

Phasing the work. If budget is tight, we can plan the project in a sensible order, starting with drainage, cleanout and repairs, and completing the sealing later.

Choosing the right insulation. Foam board is a lower-cost option for many walls, and you do not need spray foam everywhere.

Doing outdoor fixes. Gutters, downspouts and grading improvements you handle yourself can reduce the load on the crawl space system.

Bundling the work. Doing cleanout, liner, sealing and drying in one project is usually more efficient than doing them separately at different times.

Is crawl space encapsulation worth the cost?

For most Charleston homes with a crawl space, the answer is yes, particularly when there are signs of moisture. The cost of encapsulation is often less than the cost of replacing rotted framing, remediating widespread mold or repeatedly replacing failed insulation. Benefits homeowners commonly notice include a cleaner, drier crawl space, a house that smells fresher, floors that feel more comfortable and protection for the framing and ductwork.

Savings on energy bills are possible, but they vary by home, ductwork, insulation and how leaky the crawl space was, so we do not promise a particular figure. Resale can also be affected, since buyers and inspectors in Charleston often flag damp crawl spaces, though we cannot predict how the market will treat a specific home.

What a quote from us should include

Whoever you hire, a good written quote for crawl space work should include the square footage of the space, the specific materials and thickness of the liner, how the seams and walls are sealed, what happens to vents, the size and model of the dehumidifier, the drainage plan if any, how existing insulation and debris are handled, the timeline and the payment terms. If a quote is a single number on a page with the words "crawl space encapsulation," ask for more detail. The clearer the scope, the easier it is to compare and the less room there is for surprises when the work begins.

Financing, warranty and payment

Payment options and warranty coverage vary by project. Call us and we will explain what applies to your job, including what is covered on materials and equipment. Get warranty terms in writing from any contractor you consider.

How to get a real quote

A real quote starts with a look under the house. We inspect the crawl space, take moisture readings, photograph what we find and then write a scope that names the work and the price. There is no pressure and no guessing. If a smaller job will solve your problem, we will say so.

Frequently asked questions

How much does it cost to encapsulate a crawl space in Charleston?

It depends on size and condition. Use the tables and estimator above for a planning range. A real quote comes after an inspection.

Why is there a range instead of one price?

Crawl spaces differ in size, access, moisture and condition. A fixed price without seeing the space would either overcharge you or leave out work you need.

Do you charge for estimates?

Call us and we will explain how inspections and quotes work for your home.

Is a cheaper liner-only job a good deal?

Sometimes, in a dry and well-sealed space. In most Charleston crawl spaces, a liner alone leaves vents, drainage and humidity unaddressed. See vapor barrier installation.

Does the price include a dehumidifier?

A full encapsulation includes one. We list it in the written scope.

Will encapsulation lower my energy bills?

It often helps, but results vary. We do not promise a specific savings number.
