One system, ten services
Crawl space encapsulation is a system, and the system is made of parts. Some homes need all of them. Others need only one or two. We offer every part, which means you do not have to coordinate separate contractors who each blame the other if something is still damp.

Crawl Space Encapsulation
The complete system: sealed liner, closed vents, insulation and a dehumidifier working together.

Vapor Barrier Installation
A reinforced liner over the ground, up the walls and around piers, sealed at every seam.

Dehumidifier Installation
A crawl space rated dehumidifier, sized to the space and plumbed to drain, to hold humidity in a safe range.

Crawl Space Insulation
Moisture-tolerant wall and floor insulation built for Lowcountry humidity, not just the cheapest option.

Crawl Space Waterproofing
Stopping real water entry, from seeping walls to standing water, before anything gets sealed or covered.

Drainage & Sump Pumps
Interior drainage and sump pumps that move groundwater out before it reaches your liner or framing.

Mold Remediation
Cleaning and treating mold on framing and subfloor, then fixing the moisture so it stays gone.

Crawl Space Repair
Rotted joists, damaged subfloor and failing supports, found and fixed before they cost twice as much.

Vent & Air Sealing
Closing foundation vents and sealing air leaks so humid outside air stops flowing under your house.

Cleanout & Preparation
Removing debris, failed insulation and contamination so the space is clean before it is sealed.
How the services fit together
The order matters more than most homeowners realize. A reliable sequence looks like this.
- Cleanout and preparation. Debris, failed insulation and contamination go first. See cleanout.
- Repairs. Rotted framing and failing supports are fixed before sealing. See crawl space repair.
- Water control. Drainage, sump pumps and sealing of foundation entry points. See waterproofing and drainage.
- Mold treatment. Existing growth is treated before anything is covered. See mold remediation.
- Vapor barrier. A sealed liner covers the ground, walls and piers. See vapor barrier installation.
- Vent and air sealing. The space is closed off from humid outside air. See vent sealing.
- Insulation. Moisture-tolerant insulation goes on walls where the plan calls for it. See crawl space insulation.
- Dehumidifier. The finished system holds humidity in a safe range. See dehumidifier installation.
When all of it is done together, it is a complete crawl space encapsulation.
Which service do I need?
If you are not sure, this is how we usually sort it out.
Musty smell, but no visible water. Likely humidity. Start with an inspection. You probably need a liner, sealed vents and a dehumidifier.
Standing water or wet soil. You need drainage first. See waterproofing.
Mold on joists or subfloor. You need cleaning and treatment, plus moisture control to keep it from coming back.
Soft floors or sticking doors. You may have structural damage. Repair comes first.
Fallen or soggy insulation. You likely need cleanout and new moisture-tolerant insulation.
A liner that is not working. The liner may be thin, unsealed or missing the rest of the system.
Buying or selling a home. An inspection tells you what the crawl space needs before you sign.

Most homeowners know there is a problem long before they know what it is. A short inspection tells us whether you need a full system or a single fix. We will tell you honestly, including when a smaller job is the right job. For pricing context, see our cost guide.
