Charleston is not one soil, one climate or one kind of house. The peninsula sits low and close to the tidal rivers, with some of the oldest homes in the country. West Ashley has mid-century neighborhoods built on flat lots near the Ashley River. James Island is ringed by creeks and marsh. Daniel Island is a newer, planned community with its own foundation and drainage conditions.

Those differences change what we find under the floor and what we recommend. Each page below covers the housing, ground conditions and crawl space problems we see most in that neighborhood.

Two houses with the same square footage can need completely different crawl space work depending on where they stand. A house near tidal water deals with groundwater and salt. A house under heavy tree cover deals with shade and organic debris. An older house deals with fragile framing and masonry. A newer house deals with builder-grade materials. Knowing the neighborhood tells us what to look for before we ever open the access door, and it shapes how we plan the inspection.

Each one explains the housing and the ground and tells you what we usually recommend. None of it replaces an inspection, but it should help you understand what you are likely to hear when we call.
